2. Results are estimates
Calculator results (monthly payments, taxes, interest, returns) are estimates based on standard formulas and the data you enter. The actual terms of a mortgage or property purchase depend on each lender, the applicant's profile, the property appraisal and the regulations in force at the time, and may differ significantly from the estimates shown.
In particular, ITP and VAT rates and their regional reductions change frequently. Although we strive to keep the data up to date, you should verify the applicable rates with your region's tax administration or a tax advisor before making any decision.
3. Official data sources
The market data shown on this site comes from official sources:
- 12-month Euribor: the index is administered by the European Money Markets Institute (EMMI), its original source. The historical series we use comes from the European Central Bank data portal and can also be consulted at the Bank of Spain.
- ITP and VAT rates: national and regional legislation published by the corresponding tax administrations.
The Euribor values shown are monthly or annual averages for guidance purposes; the value applicable to a specific mortgage depends on the review date agreed in the deed.
